At this property in North London, we were asked by one of our most trusted property management clients to carry out routine drainage maintenance across their development. Although this was a straightforward two-day drain cleaning project, it brought attention to a far more pressing and frequently misunderstood issue: what we flush down our toilets, and why it matters.
The Hidden Problem With ‘Flushable’ Items
While there were no full-scale blockages on site, several manholes showed the beginnings of minor build-ups, a common sign of debris accumulation. Our engineers quickly identified the likely culprits: not tree roots or broken pipes, but common household items that many people still believe are safe to flush.
Items like wet wipes, tampons, condoms, and kitchen roll are frequently marketed or assumed to be "flushable." In reality, these products don’t break down in the same way as toilet paper. Instead, they can lodge inside drainage pipes, trap fats and other materials, and slowly form major obstructions over time.
These “fatbergs”, often composed of non-degradable matter congealed with cooking oil and other waste, are now one of the most common causes of blockages across residential drainage systems in the UK.
The Site
The drainage system at this property serves a large number of 3–4 storey residential blocks, each with its own network of manholes and underground pipework. We carry out routine drain maintenance here once a year, helping to prevent avoidable emergencies and extend the lifespan of the existing drainage infrastructure.
Our Process
Spectrum’s drain maintenance operatives began by safely setting up exclusion zones around each manhole, ensuring pedestrian safety while work was carried out.
Each manhole was lifted in turn and thoroughly cleaned using high-pressure water jetting. This involved:

Feeding a flexible hose into the drainage run

Using specialist nozzles to direct pressurised water forward and backwards along the pipe walls

Dislodging any developing blockages or silt

Flushing out debris and restoring full flow capacity to each section
Where needed, we also used drain rods to manually break up tougher accumulations, ensuring each manhole and pipe run was completely clear before moving on.
Although no major blockages were present during this visit, our intervention was scheduled at the perfect time. Left unchecked, the build-ups we removed could have led to drain backups, foul smells, overflows or even localised flooding.
These issues are far more expensive and disruptive to resolve than routine maintenance. They also pose potential health risks to residents and legal liabilities to property managers.

Drainage systems, particularly in multi-residential buildings like those at this property, are not designed to handle non-biodegradable items. Even products labelled “flushable” often fail to meet water industry standards for disintegration.
