Read how Spectrum used hybrid access methods to deliver targeted repairs and external cleaning treatments at a residential block in East London. Faced with street-facing elevations, hard-to-reach windows and rooftop terraces, we designed a flexible access approach that delivered quality, speed and resident convenience.
Access
Access was a key consideration from the outset of this project. This property is a 3–4 storey block with a mix of cream render and yellow brickwork. With various elevations facing a busy road and others overlooking rooftop terraces, access requirements differed across the building.
So, we implemented a hybrid access plan:
-
Cherry picker access was used for awkwardly placed railings and high-level façade sections
-
IRATA-qualified abseilers were deployed on the front elevation, using a temporary deadweight trolley system rigged from the rooftop terrace to descend safely without road disruption
-
Ground-based access was used for most of the remaining works
This blended strategy enabled us to safely and efficiently reach every area of the building without relying on scaffolding, helping reduce both programme time and disruption to residents.
The Site
This property is a residential apartment block located in East London. The building features a combination of rendered and brick facades, with modern circular vents and blue metal doors around the gas meter cupboards that needed replacing. The property also has private rooftop terraces and balconies that required careful planning to work around. Spectrum has worked at this property before, most recently delivering a successful leak investigation. We have worked with this client on many other occasions at other properties across London.
The Challenge
The client requested a combination of preventative treatments, minor repairs and decorative improvements to modernise the exterior and resolve ongoing aesthetic issues. These included:
-
High-level railings that required redecoration but were located in hard-to-reach areas
-
Circular metal vents with gaps around the edges that were collecting litter
-
Gas meter cupboard doors that were rusting and deteriorating
-
Repeated graffiti tagging on lower floor render and doors
These types of issues are all too familiar across residential blocks in London and our team has resolved them hundreds of times before. It’s this proven track record of delivering thoughtful, lasting solutions that led the client to entrust us with the work once again.
Our Solution
Spectrum provided a detailed scope of works including:
-
DOFF steam cleaning of all façade surfaces to remove pollution, dirt and organic matter. One of the most effective and powerful techniques we use, the DOFF steam cleaning service produces outstanding results every time. The system uses superheated steam at low pressure to efficiently remove stains, discolouration and organic matter from the exterior surface of a building. Suitable for use on a wide variety of materials, it can completely transform and restore the façade of a property and return the building to its original aesthetic condition.
-
Specialist coatings applied to coping stones on rooftop terraces to protect from water ingress, particularly where no DPC was present. These works were completed in collaboration with a specialist to offer the client a guarantee.
-
Custom-ordered louvred steel doors to replace corroded gas meter cupboard panels. These were colour-matched and pre-finished to integrate with the original design.
-
Fabrication and installation of new circular vent trims, custom-manufactured to eliminate the litter trap between the vent and wall. These were bent and spray-painted to colour match the existing metal and fixed flush for a seamless finish.
-
Anti-graffiti coating applied to all ground-floor render and doors to help prevent future tagging and facilitate easier maintenance.
The Result
Spectrum delivered a carefully managed programme of specialist maintenance and refurbishment works that met the client's objectives while protecting residents' access and privacy. Through our hybrid access methods, we avoided costly scaffolding and were able to deliver repairs and decorative improvements efficiently across multiple elevations.
The newly painted vents and doors now present a more professional finish, the anti-graffiti coating has already helped reduce further damage, and the façade looks brighter and better protected following full DOFF cleaning.
With another successful project completed at this site, our relationship with the client continues to grow stronger, as we remain a trusted partner for both reactive and planned works.
