Often, it takes a trained eye to spot what a building truly needs. This three-storey residential property in South West London had accumulated organic staining on its render due to prolonged exposure to the elements. Initially, Spectrum was appointed to clean the property's windows. However, during the works, our operatives identified the extensive staining on the render and recommended additional cleaning to restore the building’s appearance fully. Other minor elements required maintenance too, like repointing and metalwork redecoration. To streamline the process for the client, the render cleaning and minor redecoration works were incorporated into the original scope, ensuring a seamless and cost-effective approach.
The Site
The property is a mid-sized residential building situated on a busy main road. Given its location, careful planning was essential to minimise disruption to residents and passing traffic. To achieve this, Spectrum implemented a hybrid access solution, combining our modular pole equipment for lower and mid-height sections, with our in-house 27-metre van-mounted cherry picker for the upper areas. While not a high-rise structure, certain areas required specialist high-level cleaning to ensure a uniform finish. This method eliminated the need for scaffolding, reducing costs and avoiding unnecessary disturbance.
The Challenges
While conducting the initial window cleaning, our operatives identified additional issues affecting the property’s exterior. The balconies exhibited signs of wear, sections of the brick and stone facade required repointing and repairs, and the render had suffered severe staining, with some areas showing signs of deterioration. These findings highlighted the need for a comprehensive restoration approach, incorporating DOFF steam cleaning, targeted render repairs, and protective treatments for the metalwork.
Additionally, certain high-level sections required careful access planning to ensure both efficiency and safety. Traditional scaffolding was deemed impractical due to cost implications and the potential disruption it would cause to residents and traffic. Instead, we advised the client on the benefits of hybrid access methods to deliver the required services efficiently while maintaining minimal impact on the surrounding environment.
Our Solution
Spectrum’s extensive experience in similar restoration projects allowed us to proactively address additional works early in the process, ensuring a smooth and cost-effective outcome for the client. Upon identifying the severity of staining on the render, we recommended a full DOFF steam clean to safely and effectively lift organic matter without damaging the surface.
The organic staining on the render required a specialist cleaning approach. Our operatives applied a biocide treatment to break down organic growth before carefully using DOFF steam cleaning to restore the surface while protecting the substrate. Due to the non-porous nature of the silicone render, heavily soiled areas received additional treatments to ensure an even and lasting result. Throughout the process, all surrounding surfaces were protected, and the property’s rainwater goods were cleaned simultaneously to maintain their efficiency for the next big downpour.
To complement the render cleaning, our team integrated additional services, including metalwork re-decorations, stone and brick repointing, and targeted render repairs. These enhancements ensured that the property’s exterior received a comprehensive refresh.
Our work ensured that the property’s exterior received a comprehensive refresh.
The Result
By leveraging industry-leading techniques and innovative access solutions, Spectrum successfully restored the building’s facade, delivering long-lasting results with minimal disruption. Careful scheduling ensured that residents experienced minimal inconvenience, and the removal of scaffolding from the access strategy significantly reduced project costs.
The transformation of the property’s exterior was immediate, with years of built-up staining removed to reveal a bright, refreshed facade. Beyond the visual improvement, the project provided long-term protective benefits, enhancing the durability of the render and masonry. By integrating multiple services into a single, efficiently managed project, Spectrum delivered a streamlined solution that met the client’s objectives in full, ensuring the building remains well-maintained for years to come.
