At Spectrum, we believe planned preventative maintenance is the best way to protect buildings. When we originally attended this three-storey residential property in Walsall, we identified several additional areas requiring follow-up maintenance. With a focus on value-driven solutions and reduced disruption for residents, we worked closely with the client to incorporate the essential repairs within the existing contract. From timber window redecoration to brickwork repairs and roof maintenance, our team ensured the property was restored to a high standard while addressing potential long-term issues. Despite challenging weather conditions and the logistical considerations of working in a residential setting, our expertise in access and project management ensured a smooth and efficient completion.
The Site
Located in Birmingham, this three-storey residential property spans approximately 500 square metres across its facades. Having previously carried out maintenance work on the building, we were returning to complete additional essential repairs identified during our last visit. As a long-standing client, we have worked with them many times over the years, they trusted our expertise to deliver high-quality results while minimising disruption to residents. To ensure safe and efficient access, particularly for high-level repairs, we utilised a cherry picker, providing a stable platform for our team to carry out works with precision. The successful completion of this project has strengthened our ongoing partnership and reflects our commitment to high value property maintenance services.
The Problem
While assessing the property, it became clear that several elements, including the timber window frames, guttering, roof, and external masonry, were showing signs of wear and deterioration. Left unresolved, these issues could lead to more significant concerns down the line. Understanding the importance of proactive maintenance, we flagged these concerns to the client, who scheduled a return visit for a comprehensive set of remedial works.
Our Solution
To deliver high value and seamless results, we incorporated the additional works within the original total contract value, ensuring that essential repairs were completed without unexpected expenses for the client. During our assessment, it became clear that some previously omitted works, like the helibar repairs to brickwork, were still necessary to maintain the stability of the brickwork, so we reinstated and completed these at no extra cost. Our team also addressed additional issues identified on-site, including repairs to a broken PVC window sill, the replacement of a timber gable roof end, and the restoration of a defective gutter valley.
Our approach focused on both preservation and prevention. We sanded down the timber window frames and metalwork before colour-matching the original finishes and repairing where necessary. To repair areas of decayed timber on the window frames, we applied a two-part timber care repair putty, which hardens to a stronger-than-wood consistency, allowing for seamless repairs. Roof tile replacements and a comprehensive roof clean helped to prolong the lifespan of the whole roof, while our gutter clearance and repairs prevented further strain on the support brackets, which had been weakened by excessive biological buildup. Finally, our brick repointing and helibar repairs restored areas of deteriorating mortar and stabilised cracks in the masonry, protecting the building against future damage.
From timber window repairs to brickwork and roof maintenance, we delivered a complete restoration.
Every project comes with its own set of challenges, and this one was no exception. The unpredictable weather was tricky to work around, particularly for the external redecoration works, where we had to remain flexible and adjust our schedule to maintain efficiency without compromising quality. Additionally, some works required the use of a cherry picker within a private car park, meaning careful coordination with residents was essential.
Fortunately, our experience with working within residential environments meant we had well-established systems in place to keep residents informed, ensuring minimal disruption. While this project required our team to travel slightly further than usual, we are always happy to support clients across the UK. With thorough planning and a dedicated team, we ensured the project ran smoothly, delivering outstanding results for the client.
