Following an emergency make-safe callout and investigative survey, Spectrum was appointed to carry out urgent facade repairs at this property, a three-storey residential and mixed-use building in the heart of Hounslow.
Over four days, we used rope access to fabricate and install new lead panels, re-secure existing cladding, and repoint failing mortar across the brick facade. All works were completed without scaffolding, with minimal disruption to residents and public spaces.
The Client
This project was commissioned by a property management company we have recently begun working with more frequently, as part of a growing partnership. Our initial inspection and emergency works helped identify the full extent of the issues, leading to this follow-up project.
For this client, this job was not just about repair, it was a test of quality, responsiveness and trust at the start of a growing partnership.
The Problem
Our initial inspection had revealed loose and degraded lead panels, posing an immediate hazard. Two panels were missing entirely, and several others were visibly unstable.
Cracks and deterioration in the mortar were also identified above lintels and along key brick joints, requiring targeted repointing to maintain the building’s strength.
Our Solution
We developed a precise and responsive repair plan, combining:
Leadwork Fabrication and Installation
Two new panels of lead were made, cut to size, and fixed in place, restoring the appearance and improving the water restance of the facade and building envelope.
Re-securing of Existing Leadwork
Several existing panels were re-fixed using sealant and appropriate fasteners to feel them firmly in place and mitigate further movement or hazards.
Brick Repointing
Over 30m² of failed mortar joints were removed and replaced, particularly around windows and parapet zones.
Rope Access
Using the building’s existing anchors, our IRATA-certified team accessed the facade on a drop-by-drop basis, eliminating the need for scaffolding and ensuring public safety at all times.
Outside the scope, but not our care.
During the works, we also dismantled and cleared a blocked downpipe that wasn’t in the original contract. Our operatives jetted the system clear, preventing future water damage and demonstrating our commitment to proactive building care.
The Result
By the end of the four-day programme, this property had been comprehensively stabilised and visually refreshed. The newly fabricated lead panels were securely installed and colour-matched to the surrounding metalwork, while all existing panels were mechanically fixed to eliminate the risk of movement. Repointing works across 30m² of brickwork restored uniformity to the facade, particularly around lintels and parapets where damage had been most notable.
One of the standout moments came when our operatives identified a blocked downpipe, not originally in scope, and proactively cleared the system using jetting equipment. This small intervention likely prevented future water damage and reflected our commitment to holistic building care.
Overall, the building is now structurally sound, aesthetically consistent, and safeguarded from further issues with no scaffolding, no delays, and no disruption to residents or the public.
