Introduction

A multi-block residential property near the River Thames in Hammersmith was experiencing significant deterioration of its window frames, pointing, and metal balconies. The property manager, familiar with Spectrum’s expertise from previous maintenance work, recommended Spectrum Specialist Support to handle the restoration. This project involved a comprehensive range of services, including timber repairs, window replacements, and extensive facade work, while navigating the logistical challenges of the riverside location and dense greenery surrounding the property.

The Project

The property consists of six residential blocks—two of which are five storeys high, with the remaining four having four storeys. Several challenges were present, particularly for the blocks situated directly along the Thames, where access to the facades was complicated. The project required detailed attention to key structural components, including the repair and replacement of deteriorated timber window frames, restoration of metal balconies, repointing defective mortar joints, and managing the overgrown ivy covering parts of the building. Each issue needed to be addressed carefully, ensuring the work was completed without compromising the building’s character or disrupting its residents.

Challenges

The property’s riverside location introduced unique challenges, including high winds that disrupted abseiling work, especially on the facade closest to the water. The narrow walkways and proximity to the River Thames made using heavy equipment, such as Mobile Elevated Work Platforms (MEWPs), difficult. Additionally, residents were concerned about Spectrum using their private parking spaces for equipment like the cherry picker. To address this, Spectrum maintained clear and constant communication about when and where the cherry picker would be in use to minimise inconvenience.

Several windows were beyond repair and required complete replacement, while others needed partial timber repairs. Sourcing the correct materials to match the building's existing elements, particularly the mortar and balcony paint, also presented challenges.

Achieving an accurate colour match for the lime mortar required trial and error, mixing small amounts of tint, allowing it to dry, and comparing it with the original mortar. Colour-matching the metal balconies involved taking physical samples to ensure precision.

Adding to the complexity, the thick ivy growing across every facade needed trimming to prevent damage to the brickwork. The team worked carefully around the ivy, ensuring trimmed branches didn’t fall onto residents or damage the surrounding greenery. Additionally, a beehive was discovered within the ivy on one of the blocks, requiring careful management.

The Solution

Spectrum addressed the challenges using a combination of abseiling, step ladders, and cherry pickers to access hard-to-reach areas without the need for scaffolding. This approach kept the project within budget and significantly reduced disruption to residents. The work schedule was adapted to weather conditions, with ground-level tasks prioritised on windy days when abseiling was too dangerous.

To repair the severely decayed timber window frames, Spectrum applied a two-part timber care repair putty, which hardens to a stronger-than-wood consistency, allowing for seamless repairs. In cases of extensive damage, the timber sills were replaced entirely using hardwood, ensuring long-term protection against water ingress. After repairs, all frames were sanded and painted with weather-resistant Dulux paint for enhanced durability.

For the metal balconies, Spectrum removed old paint and rust using electric sanders, treated the surfaces with anti-rust liquid, and repainted them with colour-matched paint to restore their original appearance. Repointing was also carried out using lime mortar, with the mixture carefully tinted to match the existing mortar. This was essential to preserve the building’s aesthetic and structural integrity.

The overgrown ivy, which posed both access and structural challenges, was carefully trimmed back to prevent damage to the brickwork. The team worked cautiously around the beehive, allowing the property manager time to arrange for its safe removal.

The Process

Spectrum’s restoration process began with timber repairs, involving the sanding down of decayed areas, applying resin for minor damage, and replacing entire sills where necessary. The windows were then repainted with high-quality Dulux Weather Shield paint, ensuring durability and a long-lasting finish.

Meanwhile, the abseil team tackled the metal balconies, stripping away rust and old paint before treating and repainting them with rust-resistant Hammerite, carefully matched to the original colour. The cracked security glass in the balconies was replaced with 15 new panes—significantly more than expected—and rusted bolts were drilled out and replaced to secure the new glass.

For the repointing work, Spectrum removed deteriorated mortar and applied freshly mixed lime mortar, tinted to blend seamlessly with the original facade.

Simultaneously, the team trimmed ivy away from windows and balconies to ensure it didn’t damage the brickwork or impede the work.
