Spectrum was approached by a property management company and asked to rectify roofing work that had been carried out on one of their properties. The property management company was an existing client and so was aware of our high standards and our specialist expertise in access.
Through our expertise in roof repairs and rope access, our team worked swiftly to waterproof this clients roof, preventing future damage.
The East London site had very difficult access. The affected area was several storeys high and so specialist access techniques were required to allow operatives to reach and repair the roof. Spectrum was chosen for the project partly because we specialise in access solutions and have extensive experience working on high elevation projects.
Access was the main issue on the East London site. In most cases, this type of job would have required scaffolding and cherry pickers in order to reach and repair the affected areas. However, as these are expensive and time consuming to put in place, we decided to use rope access instead.
Working via rope access, instead of using scaffolding or heavy machinery, allowed our teams to work quickly and carry out their work thoroughly. It also helped to keep costs and disruption to a minimum.
As the building had no rigging in place, we used portable anchorage points for the clean. These mobile A frames allow our teams to work via rope access on buildings that have no mansafe systems or eyebolts installed. They are sturdy, safe to use and allow our teams to carry out cleaning, maintenance and repair works on buildings of all shapes and sizes.
We are able to transport this type of mobile anchorage equipment to virtually all buildings we work on that are not already fitted with anchorage systems. This gives our teams a lot of flexibility and means we are almost always able to avoid the use of scaffolding and heavy machinery. This can save our clients up to 70% on access costs.
In order to ensure all operatives on the project were able to work safely, we used IRATA trained staff for all work carried out via rope access. The International Rope Access Trade Association (IRATA) offers comprehensive training on all aspects of working via rope access and working at height. All of our operatives that carry out abseil work take part in one of these specialist courses.
No cherry picker or scaffolding required to remove and replace lead flashing
Prior to starting work on the East London property, we agreed the specification of the work to be carried out with a building surveyor. The main focus of the job was rectifying and correcting the work that had been done incorrectly by the previous contractor.
During the project at the East London site, our teams installed lead flashing and resealed the ledge of the property with waterproofing. This work was designed to prevent water entering the building and to minimise damage to the property.
The first job our teams tackled was removing the felt from the property. Before removing the felt, they inspected each section to check the condition of the material. Some sections that were in good condition were left in place.
Once the roof and ledge were cleared, we coated the surface with a waterproofing treatment. This treatment is an effective replacement for bitumen and creates a completely waterproof barrier when applied to stone, concrete, polyester, lead, metals and plastics.
The waterproofing treatment needs to be properly applied in order for it to work as it should. Our operatives ensured the area was fully and properly coated with the waterproofing product.
In order to ensure no water was able to penetrate the roof, we went with a 100mm upstand and ground out a channel to dress the lead. We then installed the lead flashing and filled the joint with lead mastic. This created a good waterproof barrier for the roof and prevented water from entering the property. The work carried out was approximately 22m in length.
The poor work that had been carried out by the previous contractor had left the building prone to water penetration and damage. Every time it rained, water was entering the building through the roof and a number of associated problems had been reported.
It was imperative that this job was carried out as quickly as possible in order to prevent further water damage to the property. Spectrum were able to organise teams and get the job booked in within just a week of receiving the order. This allowed us to clean and repair the roof of the property before further damage was caused to the structure or aesthetics of the building.
