Situated in the heart of London’s South Bank, this property is a striking example of thoughtful redevelopment. Originally the site of a hay and grain warehouse, this now-modern commercial space offers over 4,000 sq ft of exceptional office accommodation and boasts a spectacular rooftop terrace with panoramic city views. Maintaining this prominent property, particularly its exterior, requires a proactive approach.
Spectrum was appointed to carry out essential gutter and drainage maintenance at the site, supporting long-term building health while also identifying any potential issues before they could escalate.
The Project
The primary goal was to ensure all rainwater drainage systems were fully operational, minimising the risk of water ingress and preserving the building’s recently remodelled features. Our operatives were instructed to:

Clear all guttering systems and downpipes.

Perform CCTV inspections of the drainage network, where necessary.

Carry out comprehensive drain cleaning at ground level, including drain runs, sub runs and gullies across common and high-traffic areas.

Prepare a photographic report to document before and after results.
All works were delivered using Spectrum’s specialist access equipment and self-contained vans, allowing the team to operate independently, with no need for on site water access.
Challenges
Although the scope of work was routine in nature, the property’s architectural layout required careful navigation around its tiered design, particularly when addressing upper-level downpipes and terrace gullies.
Additionally, while carrying out the works, our team identified a build-up of algae on the flat roof above the terraces. Organic growth like this can trap moisture, accelerate surface deterioration, and damage roofing materials, particularly in areas exposed to frequent rainfall.
The Solution
Our team completed the gutter and drain cleaning using high-pressure jetting and specialist plough jet techniques to remove blockages and built-up silt. Every downpipe, gully and surface drain was checked, cleaned and tested to make sure rainwater could flow freely away from the building.
While carrying out these works, we also spotted a build-up of algae on the flat roof. If left untreated, this kind of growth can hold standing water and lead to leaks over time - especially on exposed roof areas like this one.
We advised the property management team to consider a follow-up treatment using steam and biocide. This is a gentle but effective way to clean the surface and help stop the algae from returning.
These types of checks are exactly why planned preventative maintenance is so important. Regular inspections and cleaning can catch small problems early, like blocked drains or roof build-up, before they have a chance to cause water damage or more serious issues. It’s a simple way to protect your building and avoid expensive repairs down the line.
