Introduction

 

When it comes to restoring delicate exterior features, access can be as much of a challenge as the repairs themselves. At Spectrum, we pride ourselves on delivering high-quality, cost-effective solutions without disruption to daily life. 

We were tasked with restoring the timber exterior elements and brickwork of a three-storey residential property in Streatham. With 60 deteriorated window frames, door arches, and brick pointing requiring attention, access presented a unique challenge. The property’s private gardens and shared entryways meant traditional scaffolding would cause disruption - something the client wanted to avoid.

We used two Mobile Elevated Work Platforms (MEWPs), including our in-house 27-metre cherry picker. This provided an efficient, non-disruptive solution to restore the property’s appearance and ensure long-term durability.

The Site

Located in a residential neighbourhood in Streatham, the property comprised split-level accommodation across 3 levels with private gardens and shared access points. Areas of the exterior that needed repair work included:

The property’s multi-level structure and garden spaces presented limited access options, requiring an approach that would preserve privacy and functionality for residents during the works.

The Problem

The timber elements of the property had suffered extensive weather damage, including rot, cracking, and flaking paint, which exposed the wood to further deterioration. These issues not only threatened the structural integrity of the building but also increased the risk of damp infiltration. The client noted that residents had reported early signs of water ingress, such as damp and musty odours inside the property.

 

A small area of the brickwork showed signs of wear and cracking, likely due to ground movement over time. Without repointing intervention, the property faced the risk of water ingress and further structural instability.

 

Adding to the complexity, many of the damaged areas were located above gardens and communal walkways, making traditional scaffolding impractical. The client wanted to avoid disruption to residents and maintain access to shared spaces during the works, requiring a non-intrusive access solution.

The Solution

To address these challenges, Spectrum developed a restoration plan using creative access techniques and specialist repair methods. Our in-house 27-metre cherry picker (MEWP) proved instrumental, providing safe and flexible access to difficult-to-reach areas without needing scaffolding. This approach ensured minimal disruption to residents and reduced overall costs.

 

The restoration process began with the timber repairs. Rather than fully replacing all 60 of the window and door frames, our operatives used resin repair techniques to reinforce and restore the damaged sections. Splice repairs were carried out where necessary, on especially rotted areas, seamlessly integrating new timber inserts into the existing framework before bonding them with resin. Once the repairs were completed, the timber elements were sanded, sealed, and repainted, ensuring a long-lasting and weather-resistant finish.

 

For the brickwork, approximately 10 square metres required repointing to prevent further movement and water ingress. To reinforce the structure of the wall, we installed a Heli Bar fixing system, which effectively stitches the wall together to prevent further cracks. This approach repaired the damage and also provided additional stability for the future.

 

The gables above the doors had deteriorated beyond repair and were completely replaced to provide a long-term resolution. Using the MEWP, we carried out these replacements quickly and efficiently, avoiding the delays and disruption associated with scaffolding.

 

The final stage of the project involved DOFF steam cleaning to refresh the property’s facade. This method gently removes dirt, biological growth, and surface stains, leaving the building looking clean and revitalised. Preventative treatments were also applied to protect the timber from future weather damage, lowering the need for regular upkeep.

The Result

We completed the project on time and within budget, leaving the property restored and ready to face the elements for many more years. Using our in-house cherry picker allowed us to save costs on scaffold hire, while maintaining high safety and efficiency standards.

The timber frames and brickwork now show enhanced durability, and the freshly repainted exterior has dramatically improved the property’s appearance and curb appeal. Residents were particularly pleased with the minimal disruption caused by our work, allowing them to continue their routines without inconvenience.
