Spectrum has been a trusted contractor at here since February 2022, delivering expert window cleaning services across its eight large residential buildings. These blocks range from three to thirteen floors and cover an extensive 18,000 SqM. When a new building management company took over in June 2023, they sought to reassess service contracts to optimise costs. Having been familiar with our work and reputation, they approached us to reaffirm pricing while maintaining the high standards already in place.

To ensure continuity and client satisfaction, we not only matched the budget but provided a cost-effective solution without compromising on service quality. Leveraging our established hybrid access strategy, we continued to efficiently and safely clean the development’s windows, while adapting our service to bring pricing expectations in line with the client's budget.

The Project

This properties’s modern architectural design means that window cleaning has unique challenges, that other contractors might struggle with. For example, Juliet balconies that would otherwise have to be left uncleaned due to the very narrow gaps between the glass panes. Spectrum’s patented 3D-printed equipment was specifically designed to clean these challenging areas, ensuring a streak-free finish in spaces that would otherwise go untouched. Maintaining a pristine appearance across the site required a tailored, strategic approach, which we were all too glad to provide.

A key concern for the new building management company was budget control. They discovered that the previous management team had overspent on window cleaning services, prompting a review of costs. Spectrum worked closely with the new management company to reaffirm pricing, ensuring we both matched their budget and offered an even more cost-effective solution, without omitting any works. This allowed them to maintain high-quality service while staying within financial parameters.

To achieve an efficient and thorough clean, we deployed two teams working in unison, using three different access methods. This included:

• Rope Access (Abseiling): Our IRATA-certified abseilers efficiently covered high-rise facades and hard-to-reach windows.

• Patented 3D-Printed Equipment: Designed in-house, this specialised tool allowed us to clean tight spaces like Juliet balconies.

• Ground-Level and MEWP Cleaning: For lower levels and areas where abseiling was impractical, we used mobile elevated work platforms (MEWPs) and extendable reach equipment.

By implementing our rigorous access strategy, which we have been developing at this property since our first clean in February 2022, we ensured an efficient, high-quality service that upheld the visual and functional standards of the development. The Challenges

One of the early challenges of the project was the cost negotiations and planning required to ensure that the new building management company could maintain their budget while still receiving a high standard of service. We worked closely with them to develop a cost-effective solution that met their needs without sacrificing quality.

The primary operational challenge, however, was navigating abseiling work near water. One of the shorter blocks required abseiling directly above the Three Mills Wall Weir, presenting a safety consideration. According to the International Code of Practice (ICOP), when work is carried out over water, suitable rescue equipment should be provided, and measures should be adopted to arrange for the prompt rescue of anyone in danger of drowning. Additional considerations include assessing combined swell and wave height, as well as ensuring first-aid kits include equipment specific to the hazards likely to be encountered, such as eye wash and emergency thermal blankets.

Spectrum has successfully handled several abseiling over water projects, applying our expertise to ensure safety and efficiency in challenging environments. To safely manage this during this project, our abseilers were equipped with life jackets and additional PPE to maximise their safety while working above the water. By implementing these extra precautions, we maintained both the efficiency and safety of the operation, demonstrating our commitment to thorough planning and risk management. By adhering to these best practices, Spectrum ensured that all safety measures were in place for our abseiling operatives working above the Three Mills Wall Weir.

The Solution

Unlike many contractors who rely on outsourcing, we have our own internal IRATA-certified abseil team, allowing us to carry out complex high-level cleaning with complete control over safety, scheduling, and quality standards. This meant we could respond swiftly to challenges and adapt our approach as needed.

Additionally, we own and operate our own cherry picker, ensuring that areas requiring MEWP access are handled efficiently without the delays or extra costs associated with hiring third-party machinery. This gave us full flexibility to tailor our approach to different elevations across the development, streamlining the cleaning process and minimising disruption for residents.

Our patented 3D-printed equipment, designed specifically for window cleaning, was another key factor that set us apart. The custom-made tools enabled us to clean otherwise inaccessible areas, such as Juliet balconies with extremely narrow gaps between glass panes, ensuring a flawless finish across the entire site. The Process

Working strategically around the property, our team meticulously planned the window cleaning schedule to minimise disruption to residents. Before beginning any work, we conducted a detailed briefing to ensure all safety procedures were followed.

Our operatives carefully transported the rope access equipment to designated drop zones, adhering to all manual handling safety guidelines. Beneath each drop zone, we established a secure work exclusion zone, using barriers, caution tape, and clear signage to safely divert pedestrians and protect surrounding property.

As always, every piece of equipment used for the window cleaning was securely tethered to prevent any risk of falling objects, ensuring the safety of residents, vehicles, and passersby. This rigorous attention to safety and efficiency allowed us to maintain the highest standards throughout the project.
