Frequently asked questions

How quickly can you respond to an emergency call?

At Spectrum, we prioritise rapid response to all emergency building maintenance requests. Our goal is to address and assess urgent issues as swiftly as possible, typically arriving on-site within a few hours depending on the location and accessibility of your property.

Our team is equipped to mobilise quickly, using in-house access equipment so that we can address maintenance needs without unnecessary delays. Our preparedness is part of our commitment to minimise damage and disruption to your property and operations.

What is reactive maintenance?

Reactive maintenance refers to repairs and services that are performed in response to an issue that has already occurred, rather than as part of a scheduled maintenance plan. This type of maintenance is typically carried out to fix unexpected cosmetic, structural or functional failures, ensuring that building components are brought back to working condition.

The main characteristic of reactive maintenance is that it is unplanned and occurs only after a problem is detected, which can sometimes lead to higher costs and downtime compared to preventive maintenance.

What is the difference between planned preventive maintenance (PPM) and reactive maintenance?

Planned Preventive Maintenance (PPM) and reactive maintenance refer to two different strategies for managing building upkeep.

PPM involves routine inspections and maintenance tasks that are scheduled at regular intervals to prevent worsening damage and extend the lifespan of building components. This method is proactive, aiming to address potential issues before they lead to significant problems.

In contrast, reactive maintenance is performed only when a problem occurs, addressing failures as they arise. This approach can be less efficient, often resulting in higher repair costs and more significant disruptions to building operations, as issues are only dealt with after they have caused noticeable problems.

While PPM aims to mitigate potential problems, reactive maintenance is necessary for dealing with unexpected issues. Effective building maintenance often combines both approaches to ensure comprehensive upkeep and operational efficiency.

What are the benefits of using rope access for emergency repairs?

Rope access offers substantial benefits, especially when quick, hassle-free access to challenging locations is critical. We’re able to employ rope access even without permanent anchor points, eliminating the need for cumbersome scaffolding, which can significantly reduce setup time and costs.

Gaining quick and complete access to your property enables us to reach problem areas and diagnose root causes faster. As a result, we’re able to complete initial repairs with minimal impact on daily operations, the local community and the surrounding environment.

I've worked with Spectrum on several external façade and roof leak tracing investigations within a Wandsworth Town Development and have consistently been impressed by their professionalism and reliability. Every team and operative attending site has conducted pre-start and completion briefings with myself, ensuring I’m fully informed about the work carried out even before receiving the formal report, this is hugely appreciated. Jakub Szynwelski and Emilia Palmieri are my main points of contact and are outstanding in their roles! Always quick to respond, incredibly helpful with any queries, and consistently willing to offer guidance and support when needed.
